How does location affect a Maryland property claim?

Baltimore and Central Maryland

In an attached Baltimore rowhouse, water, fire, or smoke can move through party walls, connected roof lines, and concealed floor or ceiling cavities. Exterior repairs in the Annapolis Historic District may also need preservation approval before work begins.

Capital Region and Frederick

Exterior work in the Takoma Park Historic District, at designated historic sites and districts in Prince George’s County, and in the Frederick Town Historic District may require local approval. That review can affect the roofing, windows, siding, masonry, and repair methods included in the estimate.

Southern Maryland

Homes along the Chesapeake and Potomac can suffer wind damage, tidal flooding, and drain backups in the same storm. Each source of water should be documented separately because homeowners, flood, and water-backup coverage may apply differently.

Western Maryland

In Garrett and Allegany counties, winter losses commonly involve frozen pipes, ice dams, the weight of snow or ice, and fallen limbs. For a vacant or seasonal home, coverage may depend partly on whether heat was maintained or the water was shut off.

Eastern Shore

Ocean City is a barrier island, and flood exposure across the Eastern Shore varies with elevation and mapped flood zone. When one storm causes both wind damage and flooding, the claim should distinguish roof or wall damage from the high-water line.

    We inspect the property to identify the damage and repairs needed. We photograph and measure what we find.

    Value and support the claim

    We use those findings to price the repairs and value damaged or stolen contents. We also calculate temporary living expenses and business-interruption losses, then gather the records that support each amount.

    Present and negotiate the claim

    We submit the claim package, handle communications and inspections with the insurer, and negotiate what it will cover and pay. If the claim is denied, we challenge the decision with the policy language and evidence supporting the claim.
